Terms & Conditions

These terms apply to your use of this website and to any enquiry, quotation or renovation works carried out by M5 Bygg ("we", "us", "our"), part of M5 Bygg AB, Sweden, operating in Dubai, United Arab Emirates from BELSHALAT BUILDING - F101, Naif, Dubai. Please read them carefully. If you engage us for works, these terms apply together with your signed quotation and any written contract, which take precedence where they differ.

Using this website

We aim to keep the information on this site accurate and current, including our guides to Swedish building standards. That material is provided for general information only. It is a plain-language summary and not a substitute for the official standards or for professional advice on your specific property. Standards are updated over time; always refer to the issuing body for the authoritative text. The content, design and images on this site are our property or used with permission, and may not be copied or reproduced without our written consent.

Enquiries and quotations

Any price indication given before a site visit is an estimate only. A binding price is provided in a written, itemised quotation following a site visit and assessment. Unless stated otherwise on the quotation, our quotations are valid for 30 days. A quotation is an offer — it does not create a contract until it is accepted by you in writing and confirmed by us.

Scope of work and variations

The works we will carry out are those described in the accepted quotation. Anything not listed is not included. Changes requested after work begins, or work that becomes necessary due to conditions that could not reasonably be seen at the time of quoting (for example concealed damage, existing defects, or non-compliant earlier work), will be agreed as a written variation with any change to price and schedule confirmed before we proceed.

Your responsibilities

To allow us to work safely and on schedule, you agree to: provide reasonable access to the property; obtain any approvals required from your building management, developer or owners' association; inform us of known hazards or concealed services; and keep the working area clear of belongings unless we have agreed otherwise. Delays or costs caused by access being unavailable or approvals being outstanding are not our responsibility.

Permits and approvals

Where works require permits or approvals from Dubai Municipality, the relevant free-zone authority, a developer or a building management, we will advise you what is required and can assist with the process. Unless expressly agreed in writing as part of our scope, responsibility for obtaining and paying for such approvals rests with the property owner.

Payment

Payment terms, including any deposit and the payment schedule, are set out in your quotation or contract. Prices are exclusive of VAT unless stated otherwise. We may suspend works where undisputed payments are overdue, having first given you written notice.

Standards of work

We carry out works to the documented standards described on this website, applied and adapted to UAE conditions, and in compliance with applicable local regulations. Where a Swedish industry standard is referenced, it describes the method and quality benchmark we work to; it does not imply certification or approval by the Swedish issuing body for works performed in the UAE.

Warranties

We provide a 2-year warranty on our workmanship from the date of practical completion. Waterproofing to wet rooms carries a 10-year warranty on the waterproofing system, provided the room is used and maintained normally.

These warranties do not cover: normal wear and tear; damage caused by misuse, accident, neglect or failure to maintain (including failure to keep seals and grouting intact or to ventilate wet rooms adequately); alterations, repairs or additional work carried out by others after handover; materials or fittings supplied by you or by a third party on your instruction; defects in the existing structure that were outside our scope; or damage caused by events beyond our control.

Manufacturer warranties on appliances, fittings and materials are passed to you and are subject to the manufacturer's own terms. To make a claim, contact us in writing at info@m5bygg.ae with a description of the issue and photographs, and allow us reasonable access to inspect and, where the claim is valid, to remedy the work.

Aftercare

We offer a follow-up inspection between six and twelve months after completion. Care and maintenance guidance is provided at handover; following it is a condition of the warranties above.

Liability

Nothing in these terms limits or excludes any liability that cannot be limited or excluded under the laws of the United Arab Emirates, including liability for death or personal injury caused by negligence, or for fraud. Subject to that, our total liability arising out of or in connection with any project is limited to the total contract value of that project, and we are not liable for indirect or consequential loss, loss of profit, loss of rental income, or loss of use.

Insurance

We hold liability insurance appropriate to the works we carry out. Details are available on request.

Cancellation

If you cancel an accepted contract before works begin, we will invoice for design, procurement and mobilisation costs reasonably incurred to that point. If you cancel after works have begun, we will invoice for works completed, materials ordered or delivered, and reasonable costs of demobilisation. We may end a contract where access is persistently unavailable, where required approvals are refused, or where undisputed payments remain overdue after written notice.

Changes to these terms

We may update these terms from time to time. The version published on this page at the time you submit an enquiry or accept a quotation is the version that applies.

Governing law

These terms and any works we carry out are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have jurisdiction.
